No. This service is (and will always be) completely free of charge.

We’ve crafted our operational hours to work around you;

Is there a ‘best’ time to sell my property?

Subjective, but our experience would lend itself to the fact that most buyer’s plans have no regard for seasons. We list, and successfully sell property throughout Hertfordshire all year round.

Do you require a lengthy sole-exclusivity period in order to list my property?

No. Browns encourage fair terms of business, thus do not require a sole-agency period of any kind. The terms of any instruction will remain valid until such time arises that either party terminates the agreement in writing.

Where will Browns advertise my property?

Browns possess a strong online presence via our own website (www.brownsresidential.com) but also employ the services of market leading portals, too. Whilst developing our own social media platforms, we often find ourselves utilising fellow accounts that dominate the space with a combined following of over 250k on Instagram alone.

What marketing assets will you arrange upon instruction?

Professional photography carefully considered literature and a detailed, accurate floorplan (including any outside space) are our non-negotiables – we can also arrange a valid EPC (Energy Performance Certificate) where required.

Advice for the preparation of my property prior to listing it on the open market?

The best piece of advice we can give you when it comes to presenting your property for sale is to stop viewing it as your home. Everything you own is going to be removed at some point, so concentrate your efforts entirely on making your property look as bright, spacious, and welcoming as possible.

Are ‘For Sale’ boards negotiable?

Of course, you are not obliged to have a marketing board of any kind erected outside of your property. They are, however, a superb marketing tool and fundamentally offer 24-7, ‘on-site’ advertising and our analysis shows that they are responsible for many of our sales.

Do I need an EPC (Energy Performance Certificate)?

As of 6th April 2012, the EPC details for any listing should be displayed on the property particulars and it is now a legal requirement to provide an EPC for most properties in England and Wales (If you bought your home in the last ten years, there will likely already be one on the EPC register: www.epcregister.com).

Will you conduct the viewings taking place at my property?

Absolutely. One in three buyers visit a property just once prior to submitting an offer, so each and every viewing should be conducted with utmost care and can be hosted by us, or your (never both, in our opinion).

Is your office open to the public?

Due to the broad geographical spread of our listings across Hertfordshire, we have consciously refrained from defining ourselves by a high-street office in a specific location. Typically, we meet with prospective clients at their home and welcome clients into our office by appointment only.
